Do you own research but it is a LOT of land including major areas in central London or do you think the rental on say a large department store say in tottenham crt rd (cant remember if that is owned by the Royal estate) but is a similar size if not smaller than what they own so 400M+ is not off on my estimate and more than likely to be short of the mark these days.
Some private estates are a lot higher and I suspect the 400M is short of actual, London property is high value.
